First-of-Its-Kind Student Housing Project Completed Under State Grant Program

West Grove Commons at San Francisco State University is the first project completed under the California Affordable Student Housing grant, delivering over 700 beds, a dining common, and a student health and well-being center in just 24 months — the fastest project delivery in CSU system history. This 120,000-sf, six-story all-electric residence hall was designed using a cluster concept to foster strong peer communities for first-year students, with triple rooms grouped around shared lounges and all-gender bathrooms. The adjacent 50,000-sf wellness building consolidates dining, health services, and counseling in one central, accessible hub. Using a collaborative progressive design-build approach and phased permitting, the team achieved record speed: awarded in August 2022, completing design and preconstruction in just eight months, and finishing the residence hall in only 16 months to welcome first-time freshmen in August 2024. The Gator Student Health Center and Yerba Buena Dining Hall followed shortly after in April 2025. The project addresses a critical housing need while offering eligible students a 25% reduction in room fees. Targeting LEED Gold certification, West Grove Commons reinforces SFSU’s commitment to sustainability, affordability, and student well-being.

We were awarded the project in August 2022 and within eight months of design and preconstruction, construction commenced to ensure the residence hall would be completed in 16 months to welcome first-time freshman in August 2024. The Gator Student Health Center and Yerba Buena Dining Hall was completed shortly after in April 2025. The timeline underscores a commitment to delivering results efficiently. By aligning our efforts with SFSU’s vision, we delivered student spaces that are both functional and sustainable — promoting wellness, community and connection — all delivered on an expedited schedule and within budget.
