IQHQ Spur Phase 1

Phase 1 of this high-profile life science development in South San Francisco is a 330,000-square-foot, eight-story Class A building with a mechanical penthouse and four levels of below-grade parking, located prominently along Highway 101 and the Caltrain Station. Designed as a landmark destination for innovation, the building features striking cladding, dynamic lighting, and ground-floor amenities including a café, fitness center, bike storage, and conference space. Targeting LEED Gold certification, the project incorporates sustainable strategies such as daylighting, bioretention, recycled water irrigation, and enhanced indoor air quality. The second floor includes a 50/50 split buildout of office and wet lab space, complete with structural, MEP, and lab infrastructure upgrades—supporting advanced research functions with systems for vacuum, compressed dry air, and various lab gases.
